The CSO's residential property price index goes back to 2005 for Ireland and Dublin, and to 2010 for the other regions and Dublin's four councils, where it covers houses only; it is adjusted for the mix of homes bought. Other councils use the average price of homes bought, by quarter since 2010, which is not. A fall counts once prices drop 3% below a peak, and ends when they are back at it.

Other reports for Dublin City

At the average sale price, a home costs €588,868. With 10% down and a 30-year mortgage, the payment is €2,365 a month. Ireland sets no cap on the payment; the Central Bank limits most mortgages to four times gross income for first-time buyers and 3.5 times for others.

Renting the average home costs less each month than owning it. Owning counts interest, running costs and the return the deposit could earn, at the average sale price; rent is the average rent of the tenancies registered with the RTB in the year. Repaying the loan is saving, so it is left out.
